Roof materials for Eastside homes
The right material depends on roof pitch, tree cover, how long you plan to stay, and what the neighborhood supports.
Architectural composition shingle
The Eastside default. Best cost-per-year for most homes, and available with algae-resistant granules that matter under tree cover.
Standing seam metal
Highest upfront cost, longest life. Sheds needles and water, resists moss, and looks right on both modern and craftsman homes.
Cedar shake
Traditional on older Eastside homes. Beautiful, higher maintenance, and demanding of correct installation in this climate.
Concrete and clay tile
Long-lived and heavy. Framing capacity and flashing detail decide whether tile is the right call.
Flat and low-slope sections
Many Eastside homes have a flat porch, dormer or addition. Those sections need membrane, not shingle.
Gutters and downspouts

Most single-family homes on the Eastside are a two to four day project once we start, depending on square footage, roof pitch, complexity and how much decking needs replacing. Weather can extend that.
Only what needs it. We tear off to the deck, walk it, and identify any sheathing that is soft, delaminated or rotted.
We can document storm or wind damage with photographs and provide a written scope your adjuster can work from. We are not a public adjuster and we do not file the claim for you, but detailed documentation is usually what a claim turns on.

Architectural shingle rather than three-tab, algae-resistant granules where tree cover calls for it, synthetic underlayment across the full deck, ice-and-water membrane at the eaves and valleys, and new metal flashing at every wall and penetration. None of it is visible from the street, and all of it is what decides whether your roof reaches year twenty-five.
Installed the way the manufacturer specifies
Material warranties are conditional on installation. Get the fastener pattern, the flashing detail or the ventilation wrong and the coverage behind the product is gone. We install to the published specification, so the warranty you paid for stays intact.
