Working from the plans, not around them

On a new build the roof is designed before it is installed. We read the plans, flag the details that will cause problems later — valley geometry that concentrates water, a low-slope section drawn as if it were pitched, ventilation that will not balance once the insulation goes in — and we raise them while they are still drawings rather than after the framing is up.

Industrial new construction

Warehouses, shops and production facilities. Large-span metal panel and membrane systems, high penetration counts, and a deck that has to stay watertight over a building where downtime is expensive.

On a new build nobody sees what went under the roof. That is exactly why it is worth specifying properly.

Premium products, not builder grade

Builder-grade is the default on most new construction because it is the cheapest line on the bid. We quote the premium tier instead — heavier gauge, better underlayment, better sealants and fasteners, manufacturer-approved components throughout.

Installed the way the manufacturer specifies

Material warranties are conditional on installation. Fastener pattern, flashing detail, ventilation, underlayment coverage — get one wrong and the coverage behind the product is compromised.

How a new-construction roof runs

Four steps, no mystery. The builder and the owner both know what happens next.

Plan review and quote

We price from the drawings, flag the details that will cause problems, and give you one written scope with the materials named. No allowances that get revised later.

Scheduled to the build

We coordinate with the general contractor so the roof goes on when the framing is ready, not two weeks after. Drying the building in is the gate everything else waits behind.

Installation and coordination

Penetrations, curbs and equipment coordinated with the mechanical and solar trades before the roof closes, so nothing gets cut in afterwards.

Final inspection and handover

Walkthrough with the builder and the owner, warranty documentation handed over, site cleaned and magnet-swept before we leave.

Yes. We work as the roofing subcontractor on residential, commercial and industrial builds, and we also work directly for owners on additions, ADUs and outbuildings where there is no GC involved.

It depends on the roof geometry, the structure, the building’s use and how long the owner intends to hold it. We will price more than one option on the same drawings so the comparison is real rather than theoretical.

Yes — multiple planes, dormers, skylights, and low-slope sections meeting pitched roofs are normal on Eastside custom work. Complexity lives in the flashing detail, and that is the part we build rather than improvise.
