Heat-welded PVC membrane for flat and low-slope roofs on Eastside homes and commercial buildings — seams fused into one sheet, not glued.
Almost every Eastside home has a low-slope section somewhere — a flat-roofed addition, a garage, a covered porch, a dormer — and many newer homes are designed with flat roofs throughout. Top Line installs, repairs and replaces PVC membrane roofs on those sections and on commercial buildings across the Greater Eastside and the Puget Sound region.
A flat roof cannot shed water the way a pitched roof does, and on the Eastside it can stay wet for months at a time. On a membrane roof, the seams are where leaks start. PVC seams are heat-welded: the two sheets are heated and pressed together until they fuse, so the seam becomes part of the membrane instead of a glued or taped joint that can dry out and open. With proper drainage, that is what keeps a low-slope roof dry through the winter.
Seams are fused with hot air into one continuous sheet. There is no adhesive to dry out and let go.
Built to stay watertight where water sits longer than it does on a pitched roof, when it is installed with real drainage.
The light membrane reflects summer sun instead of soaking it up the way a dark roof does.
A damaged spot can be cleaned and a new piece welded over it, instead of tearing the roof off.
We get on the roof, photograph the membrane, seams, drains and edges, and show you the real condition. No sales pitch on a first visit.
One document: scope, materials by name, timeline, price. Nothing is added later without your approval.
Old roof off and deck checked, then the membrane goes down with every seam welded and checked and every wall, curb and drain flashed. One crew, start to finish.
Debris hauled out, and we walk the roof with you and show you the photos. You sign off when it is right.
Both are single-ply membranes for flat and low-slope roofs, and both have heat-welded seams. They differ in price, flexibility and how well they stand up to grease and chemicals. We look at the roof, how it drains and what sits on it, and explain on the estimate which one fits and why.
Yes, when it goes on with real drainage. Every flat roof is weakest at its seams, edges, drains and the places where it meets a wall. Welded seams take care of the first; correct flashing and drainage take care of the rest.
Usually, yes. Most leaks come from a puncture, an open seam or failed flashing. We clean the area and weld a new piece of membrane over it. If the membrane has failed across the whole roof, we tell you that instead of selling you a patch.
It depends on the installation, the drainage and how the roof is used. A membrane that drains well, with its seams and flashing done to the manufacturer’s specification, lasts far longer than one that holds water. We tell you what we see on your roof rather than quote a number.
The part you stop seeing the day the job is finished is the part that decides how long it lasts.
Membrane at a thickness that matches the exposure instead of the thinnest sheet available, flashing and accessories from the same membrane system, and plates and fasteners specified for the deck. A flat roof punishes a cheap material choice faster than any other roof.
Material warranties are conditional on installation. Get the fastener pattern, the flashing detail or the ventilation wrong and the coverage behind the product is gone. We install to the published specification, so the warranty you paid for stays intact.
Roofing, gutters, repairs, cleaning, new construction — same crew, same materials policy, same details, whether it is a full replacement or one flashing repair.
