Asphalt Shingle and Composition Roofing for the Eastside

The Eastside default, installed the way it should be: full tear-off, proper underlayment, new flashing and corrected ventilation.

Architectural shingle roof hip with trees behind

Architectural versus three-tab

Composition shingle is the most common roof on the Eastside, and the difference between a fifteen-year roof and a twenty-five-year roof is almost never the shingle — it is the underlayment, the flashing and the ventilation underneath it. Top Line installs architectural asphalt shingle roofs across the Greater Eastside, with the whole assembly done properly.

Three-tab shingles are flat, lighter, cheaper and shorter-lived. Architectural (also called dimensional or laminated) shingles are heavier, layered for depth, hold up better to wind, and carry longer manufacturer warranties. On the Eastside, architectural is the standard specification and three-tab is generally a false economy — the cost difference over the life of the roof is small and the performance difference is not.

TopLine Roofing replaced my client’s roof and gutter in Kirkland this April, and we had a great experience. Their team was professional, responsive, and completed the project on time. The workmanship was excellent, they kept the job site clean throughout the process, and the new roof looks fantastic. I would definitely recommend them to anyone looking for a reliable roofing contractor.

We had great service from Sam at Top Line Roof & Construction. We first hired him to chase and repair a leak in our comp roof. In that work he was able to inspect the aging shingles and worked with us to make a plan to replace the whole roof. Sam worked long days to get the roof replacement done including some sheeting replacement and did a great job managing his crew and a subcontractor. Sam was extremely quality conscious and left our yard spotless. We use his company to do any annual checks and moss abatement. I definitely recommend Top Line for big and small projects.

Above and beyond is an understatement for the service we’ve received from Sam at Top Line. He’s helped us in a couple of emergency roof situations that involved him toiling on our roof in the rain on a moment’s notice. Most recently, his specific knowledge and experience with our unique type of roof saved us time and money, and our roof looks beautiful! I appreciate his kind attitude most of all, and if I could, I’d give 10 stars.

Algae-resistant granules matter here

Manufacturers offer shingles with copper-containing granules that inhibit the blue-green algae responsible for the black streaking you see on roofs across the Puget Sound region. In a shaded, damp climate this is not a cosmetic upgrade — the same conditions that grow algae grow moss, and keeping organic growth off the surface directly extends the roof.

Premium material only — architectural, not builder grade

The part you stop seeing the day the job is finished is the part that decides how long it lasts.

Premium products, not builder grade. Architectural shingle rather than three-tab, algae-resistant granules where the roof sits under tree cover, synthetic underlayment instead of felt, ice-and-water membrane where water concentrates, and new flashing at every intersection. The shingle is the cheapest part of the decision — what goes under it is the roof.

Installed the way the manufacturer specifies. Material warranties are conditional on installation. Get the fastener pattern, the flashing detail or the ventilation wrong and the coverage behind the product is gone. We install to the published specification, so the warranty you paid for stays intact.

Shingle questions

Typically eighteen to twenty-five years, but tree cover, ventilation quality and how quickly moss is dealt with move that number more than the shingle brand does. A well-ventilated roof in the sun that gets cleaned every couple of years will outlast a shaded, poorly ventilated roof of the same product by years.

We install the major North American shingle systems and recommend based on your roof, your budget and the warranty structure you want. We name the specific product going on your roof in the written quote, so you can compare it against any other bid line for line.

On a house you intend to keep, yes. Architectural shingles are heavier, handle wind better and carry longer warranties, and the price difference is modest relative to the total project.

Blue-green algae, extremely common across the Puget Sound region. It is primarily cosmetic on its own, but it indicates the surface stays damp — which is the same condition that grows moss, and moss is not cosmetic.
