Why moss is a structural problem here, not a cosmetic one
A moss colony is not sitting on top of your roof. It is growing into the keyway between shingle courses, and as it thickens it wedges the shingle edge upward. Water then runs sideways under the course instead of over it. Meanwhile the moss mass holds moisture against the asphalt mat for weeks at a time in a climate that already gives the roof very little chance to dry.
How we clean a roof — and what we will not do
We do not pressure wash composition shingles. A pressure washer removes moss quickly and takes the protective granule layer with it, which is the layer standing between your roof and ultraviolet degradation. It looks clean for a season and shortens the roof’s life by years. Any company that pressure washes asphalt shingles is trading your roof for a fast job.

Pressure washing at the pressure a roof can actually take. On composition shingle that means a low-pressure soft wash with treatment doing the work; on hard surfaces such as concrete tile we bring the pressure up.

Pressure, and why it is not one setting
A pressure washer aimed at an asphalt shingle strips the granules off it. Those granules are the shingle’s UV protection, and once they are in the gutter the roof is on a shorter clock than it was before the cleaning. Any contractor who pressure washes a composition roof has just taken years off it, and voided the manufacturer warranty in the process.

Applied to kill remaining growth at the root so regrowth is slow rather than immediate.

Gutters and downspouts cleared, ground debris removed, property left clean. We photograph anything on the roof that needs attention.

Not on composition shingles. Pressure washing strips the granules that protect the asphalt mat from ultraviolet damage, and it can drive water up under the shingle courses.
Most Eastside roofs benefit from attention every one to two years, and more often under heavy fir or cedar canopy. Roofs with full sun exposure and little tree cover can go longer.
In this climate, eventually — the conditions that grew it are still there. Treatment kills it at the root so regrowth is slow rather than immediate, and a maintenance visit catches it while it is thin and inexpensive to handle.
