Professional Roof Inspections for Sammamish, Redmond & the Eastside

Free, photographed, and honest. You get to see the condition of your own roof instead of taking somebody’s word for it.

What we check

A Top Line roof inspection is free, takes about an hour, and ends with photographs of what is actually happening on your roof. We check the shingle field, every flashing detail, penetrations, ventilation, gutters and — where accessible — the attic side of the deck.

  • Roof material condition — granule loss, curling, cracking, lifted or missing units
  • Flashing — chimney, wall step, kick-out, skylight and valley flashing
  • Penetrations — pipe boots, vents, exhaust terminations, satellite mounts
  • Valleys and transitions — where roof planes meet and volume concentrates

TopLine Roofing replaced my client’s roof and gutter in Kirkland this April, and we had a great experience. Their team was professional, responsive, and completed the project on time. The workmanship was excellent, they kept the job site clean throughout the process, and the new roof looks fantastic. I would definitely recommend them to anyone looking for a reliable roofing contractor.

We had great service from Sam at Top Line Roof & Construction. We first hired him to chase and repair a leak in our comp roof. In that work he was able to inspect the aging shingles and worked with us to make a plan to replace the whole roof. Sam worked long days to get the roof replacement done including some sheeting replacement and did a great job managing his crew and a subcontractor. Sam was extremely quality conscious and left our yard spotless. We use his company to do any annual checks and moss abatement. I definitely recommend Top Line for big and small projects.

Above and beyond is an understatement for the service we’ve received from Sam at Top Line. He’s helped us in a couple of emergency roof situations that involved him toiling on our roof in the rain on a moment’s notice. Most recently, his specific knowledge and experience with our unique type of roof saved us time and money, and our roof looks beautiful! I appreciate his kind attitude most of all, and if I could, I’d give 10 stars.

When people book an inspection

Before buying a home. A general home inspector looks at the roof from a ladder or from the ground. That is not the same as a roofer walking it. If you are about to close on an Eastside home, knowing whether the roof has three years or fifteen left changes your negotiation.

Open 24 hours, 7 days a week

(425) 200-7477

Photos and a written quote

Architectural shingle roof hip with trees behind

Premium material only — and we show you what that means

The part you stop seeing the day the job is finished is the part that decides how long it lasts.

Premium products, not builder grade. When the inspection turns into a quote, everything in it is the premium tier of the material, named by product. That is also what lets you compare our number honestly against a cheaper bid — if the other quote does not name what is going on your roof, you are not comparing the same roof.

Installed the way the manufacturer specifies. Material warranties are conditional on installation. Get the fastener pattern, the flashing detail or the ventilation wrong and the coverage behind the product is gone. We install to the published specification, so the warranty you paid for stays intact.

How an inspection works

01

Schedule it

Call or send the form. We are available 24 hours a day, 7 days a week, and Eastside addresses are usually a same-week slot.

02

We walk the roof

Not a ladder-and-look. We get on the roof where it is safe to do so, and into the attic where there is access.

03

Photographed findings

Every issue documented with a picture, so the conversation is about evidence rather than opinion.

04

Straight recommendation

Repair, clean, monitor or replace — and a written quote for whichever one you choose to move on.

Every roof system common on the Eastside

Material choice drives cost, lifespan and how the roof handles nine months of rain. Here is what we install and maintain.

Roof inspections in Sammamish, Redmond and nearby cities

Inspection questions

Prefer to talk it through?

Open 24 hours, 7 days a week.

Yes. No charge, no obligation and no requirement to buy anything.

Roughly every two years for a roof in good condition, and annually once it passes about fifteen years or if it sits under heavy tree cover. Also after any significant windstorm.

Yes, and it is worth doing. A general home inspection covers the roof briefly and often from the ground.

We get on it whenever the pitch, the material and the conditions make that safe. Some steep or fragile roofs — aged cedar or tile in poor condition — are assessed from the edge and with photographs rather than by walking them, because walking them causes damage.

More roofing services

The same standard on every service. Roofing, gutters, repairs, cleaning, new construction — one materials policy and one standard of detail, whether it is a full replacement or a single flashing repair.
