Why a patch where the stain is usually fails
Water entering a roof does not fall straight down. It runs along the underside of the deck, follows a rafter, tracks down a truss chord and appears on the ceiling six or ten feet from where it got in. A contractor who caulks the area directly above the stain has treated a symptom and will be back — or worse, will not be.

For an active leak, emergency roof repair is available 24 hours a day, seven days a week — call any hour and we come out to stop the water.
We can almost always stop water from entering with a temporary measure, and heavy rain is actually the best condition for finding an intermittent leak. The permanent repair may need a dry window, depending on the material and the detail involved.
Sometimes. If the failure is isolated — one boot, one flashing detail — a repair can reasonably buy you a few more years while you plan.
We document wind and storm damage thoroughly with photographs and provide a written scope your adjuster can work from. We do not file the claim on your behalf, but good documentation is usually what determines the outcome.

A repair gets the same materials policy as a full replacement: new metal flashing rather than a bead of sealant over the old one, proper boots, and shingle matched to the roof it is going onto. Caulk over a failed flashing buys you one dry winter.

Material warranties are conditional on installation. Get the fastener pattern, the flashing detail or the ventilation wrong and the coverage behind the product is gone. We install to the published specification, so the warranty you paid for stays intact.
