What an industrial roof demands that a commercial roof does not
Scale changes the problem. On a hundred-thousand-square-foot roof, a drainage design that is slightly wrong does not cause a damp ceiling tile — it causes structural loading from standing water. Thermal movement across long metal spans opens fasteners and seams that were fine on a smaller building. And the roof is carrying process equipment, exhaust, condensate lines and roof traffic that a retail roof never sees.

Yes. Industrial work is phased by section or bay so operations continue.
Usually, and it also avoids sending the old roof to landfill and avoids exposing the interior. A retrofit is viable when the existing structure can carry the added load and the deck is sound.
A coating extends a roof that is fundamentally sound and dry. If a moisture survey shows saturated insulation, a coating traps the water and accelerates deck corrosion.
Yes, and it should be fixed before any new membrane goes down. Tapered insulation, additional drains, scupper enlargement or overflow provisions — the right answer depends on the structure and the existing drainage.
