RESIDENTIAL ROOFING

Residential Roofing Across the Greater Eastside

Replacement, repair and new construction roofing for single-family homes across the Greater Eastside.

Top Line Roof & Construction replaces, repairs and maintains residential roofs across the Greater Eastside and the Puget Sound region — composition shingle, standing seam metal, cedar shake and tile, plus roofing on new construction. Free inspection, a written quote before anything starts, and the same crew on your property from tear-off to final cleanup.

What we do for homeowners

  • Full roof replacement — tear-off to the deck, sheathing repair, new underlayment, flashing and ventilation
  • Roof repair — leak tracing, flashing failures, cracked pipe boots, wind and storm damage, missing shingles
  • Free roof inspection — photographed, honest, and not a sales visit
  • Roof cleaning and moss removal — low-pressure treatment that does not strip granules

New roof installation and new-construction roofing

Most roofing companies in this market only re-roof. Top Line is registered with the Washington State Department of Revenue under two activities — Roofing Contractors, and New Single-Family Housing Construction — so new builds are a normal part of what we do, not an exception.

  • Custom single-family homes and spec builds
  • Additions, dormers and second-story additions
  • Accessory dwelling units and detached garages
  • Dry-in scheduling coordinated with the builder
MATERIALS

Roof materials for Eastside homes

The right material depends on roof pitch, tree cover, how long you plan to stay, and what the neighborhood supports.

Architectural composition shingle

The Eastside default. Best cost-per-year for most homes, and available with algae-resistant granules that matter under tree cover.

Standing seam metal

Highest upfront cost, longest life. Sheds needles and water, resists moss, and looks right on both modern and craftsman homes.

Cedar shake

Traditional on older Eastside homes. Beautiful, higher maintenance, and demanding of correct installation in this climate.

Concrete and clay tile

Long-lived and heavy. Framing capacity and flashing detail decide whether tile is the right call.

Flat and low-slope sections

Many Eastside homes have a flat porch, dormer or addition. Those sections need membrane, not shingle.

Gutters and downspouts

Seamless aluminum, sized and pitched to actually move Pacific Northwest rainfall off the roof edge.

RESIDENTIAL ROOFING FAQ

Questions Eastside homeowners ask

It comes down to how widespread the failure is and how much life the material has left. One flashing failure or a cracked pipe boot on an otherwise sound ten-year-old roof is a repair.

Most single-family homes on the Eastside are a two to four day project once we start, depending on square footage, roof pitch, complexity and how much decking needs replacing. Weather can extend that.

Only what needs it. We tear off to the deck, walk it, and identify any sheathing that is soft, delaminated or rotted.

We can document storm or wind damage with photographs and provide a written scope your adjuster can work from. We are not a public adjuster and we do not file the claim for you, but detailed documentation is usually what a claim turns on.

PREMIUM MATERIALS ONLY

Premium material only — on every home we touch

The part you stop seeing the day the job is finished is the part that decides how long it lasts.

Premium products, not builder grade

Architectural shingle rather than three-tab, algae-resistant granules where tree cover calls for it, synthetic underlayment across the full deck, ice-and-water membrane at the eaves and valleys, and new metal flashing at every wall and penetration. None of it is visible from the street, and all of it is what decides whether your roof reaches year twenty-five.

Installed the way the manufacturer specifies

Material warranties are conditional on installation. Get the fastener pattern, the flashing detail or the ventilation wrong and the coverage behind the product is gone. We install to the published specification, so the warranty you paid for stays intact.

The same standard on every service

Roofing, gutters, repairs, cleaning, new construction — same crew, same materials policy, same details, whether it is a full replacement or one flashing repair.
